We selected Brad Yoshimitsu because of his outstanding reputation that we got from our friends. Additionally, his record of success and his attention to detail were critical to our selection. Brad was very professional, and he spent a lot of time to help us get through the sales process. Additionally, Brad was always one step ahead of us, and he helped us prepare for each stage of the sale process well ahead of time. The biggest advantage was that there were no surprises. When our first buyer backed out of the deal because of health reasons, Brad was already planning the next steps to re-list, plan the next open house showings, and re-advertise to other agents. Within one week, we received the 2nd offer and successfully closed on the house. Brad made the whole process less stressful for us. We were very successful in selling our house because of the partnership with Brad!

I interviewed 3 different brokers. Brad's approach to pricing is what sold me (beyond trusting him). His perspective is much smarter and thorough with his broker background and years of experience coupled with his training and certification in valuation and appraisal I felt safest with him. Plus also he's a great guy! The other realtors I interviewed were also great but they didn't have that valuation background that I think really makes a huge difference in understanding the pricing Brad suggests. Just conservative enough to feel safe but edgy and smart enough to get what I needed. We ended up with $24K over asking and two solid contracts after 3 days. Brad also verifies financing of the buyers so there are no last minute challenges to closing. He becomes a general contractor when inspection challenges need mitigation (thank goodness!) He gives great advice, patiently listens while you argue with him on it and then is gracious when you ultimately go with his logic. He's always right but never pushy or arrogant. Sometimes in life you run into the perfect person for the job, the person who does it well, with joy, commitment, honor and integrity. That would be Brad. Thank you Brad...

I was referred to Brad by a friend whom I trust. When I met him and started talking with him about the sale of my property, he instilled confidence in the process. He was good at talking through/explaining his sales strategy and how it played into the recommended listing price, and he was attentive/responsive when I had questions or needs.

Brad did an excellent job for us. He priced the listing at a point that garnered considerable interest and resulted in multiple offers over the asking price after one weekend of open houses. He offered sound advice on improvements that were necessary to show the house. He oversaw a number of contractors necessary to perform work on the house after the sale to meet buyers requirements after the inspection. He even shoveled the driveway so that the stager could get the house ready for the open house. Brad was in constant communication with us, always confirming decisions and keeping the process moving forward. Given that this was a long distance sale, and that we were able to get the house ready, show it, and close within two months is a testament to the amount of effort Brad expended to make this process smooth and successful for us.
